After identifying various defects, disrepair and unauthorised alterations from a building survey, and providing a budget cost of the works in April 2014 the client wrote :
Dear Peter
We have agreed to a £25k reduction off the asking price.
I appreciate you estimate it is likely to cost me more than this but I must also take into account the costs and time associated with finding another home
Whilst I may have been able to squeeze the vendor further I feel comfortable with this and also take some comfort in keeping relations good
